In recent years, the increase in housing prices (both real estate and rental) has made it more difficult to provide housing. The purpose of this study is to identify and analyze the structural-spatial parameters affecting the price of housing rent in the four urban areas of Hamadan. Data related to housing rent and indicators were collected through the Divar application and a questionnaire from the statistical community of real estate consultants (with a sample size of 384 from the four areas of Hamadan). The data were analyzed using multivariate analysis (simple linear regression, multiple linear regression, and multivariate variance) and ArcGIS, SPSS, and Excel software. Cronbachʹs alpha method was used to assess the reliability of the questionnaire. Cronbachʹs alpha coefficient for the socio-economic, environmental-natural, and accessibility indicators was 0.734, 0.703, and 0.750, respectively, indicating appropriate reliability of the questionnaire. The results of the study showed that: in the physical index, in both sectors (apartments and villas) and in the four regions of Hamadan city, in most cases the significance level is less than 0.05 and there is a significant relationship between the physical index and the increase in rent. However, according to the data obtained, in region four, the physical index has the greatest impact on the increase in rent in both sectors (apartments and villas). In the socio-economic index, in both sectors (apartments and villas) and in the four regions of Hamadan city, the significance level is less than 0.05 and there is a significant relationship between the socio-economic index and the increase in rent. However, according to the standard beta coefficient obtained, in the apartment sector, region four with a coefficient of 39 percent and region three with a coefficient of 37 percent have the greatest impact on the increase in rent prices. In the villa sector, regions three and four with a coefficient of 35 percent showed the greatest impact on the increase in rent prices. In the environmental-natural index, in both sectors (apartment and villa) and in the four regions of Hamadan city, the significance level is less than 0.05 and there is a significant relationship between the environmental-natural index and the increase in rent. However, according to the standard beta coefficient, region three has the greatest impact on the increase in rent in the apartment sector with a coefficient of 55 percent and in the villa sector with a coefficient of 47 percent. In the accessibility index, in both sectors (apartment and villa) and in regions one and two, the significance level is less than 0.05 and there is a significant relationship between the accessibility index and the increase in rent; but in regions three and four, the significance level is greater than 0.05 and there is no significant relationship between the accessibility index and the increase in rent.
